Stokes Environmental Associates, Ltd. (SEA, Ltd.) provided environmental research, studies, documentation, and coordination services for this project, which took place at an approximate 52 acre parcel in Suffolk, Virginia which contained a former borrow pit sand mine. The site was taken to create wetland mitigation for Suffolk, VA.
Specific tasks included:
Review landscape position to determine the economic feasibility for various potential uses including: Use as a wetland mitigation bank site; Use as a construction and demolition debris landfill; or No action, site remains as an abandoned borrow pit.
Obtain a real estate appraisal to determine the market value of the site with value differences based on the above listed potential uses.
Inspect and evaluate the site with respect to wetlands, endangered species habitat, topography, drainage basin, and other environmental conditions that may affect property value.
Prepare documentation to support the real estate appraisal.
Work with the legal profession to ensure information concerning the site’s value is effectively presented to decision makers for the proper compensation for the eminent domain take.
