Stokes Environmental Associates performs environmental assessments of real estate to identify and record existing, potential, or suspect conditions that may impose environmental liabilities to, or restrict the use of the subject property. Additionally, the environmental professional conducting the assessment is able to evaluate the potential for wetlands, endangered species, Chesapeake Bay Preservation Areas, asbestos, lead-based paint, and radon. The Phase I Environmental Site Assessment is conducted in accordance with ASTM (American Society for Testing and Materials) methodology, which is a generally-accepted procedure for conducting Phase I investigations.

The investigation is intended to reduce uncertainties with respect to potential environmental conditions at the subject site. Primary components of the Phase I Environmental Site Assessment include an on-site inspection, historical research, review of existing data, analysis of aerial photographs, interview with appropriate people, evaluation of agency data, other research, and thorough documentation per the ASTM method.

A Phase I Environmental Site Assessment (ESA) provides a thorough analysis of the environmental history and conditions of property and is intended to identify environmental liabilities at the site and includes a summary of findings and recommendations.
